Approdo is Italian for landfall, the point at which a vessel is finally berthed. It is a reasonable description of what a broker is for.

Commercial finance is sold on the monthly rate, and the monthly rate is the smallest part of what it costs. That is not an accident. It is the number that is easiest to compete on and the easiest to quote without mentioning anything else.
Add a two percent arrangement fee to a twelve month bridge and you have added the equivalent of about 0.17% a month. Retain the interest and you are paying on a gross facility while receiving something considerably smaller. Put a valuation, two sets of solicitors and an exit fee on top, and on a six month deal the fixed costs can comfortably exceed the interest. None of this is hidden exactly. It is just never added up in one place before you have committed.
So we add it up, in public, before you ask. That is what the cost calculator on this site is for, and it is the same arithmetic we will put in front of you on your own deal. If the number is ugly we would rather you saw it from us than found it at completion.
The rest of the job is unglamorous. Ask about the exit first and say so when it looks weak. Go to the three or four lenders who genuinely write this kind of deal rather than papering a panel and calling it a search. Chase the valuer and both solicitors, because most delays are missing information rather than the deal itself. Say no within a day when the answer is no.
We are new
Approdo Limited was incorporated on 3 June 2026, company number 17259663. Both are a matter of public record.
Plenty of brokerages put a large number on the homepage and let you assume it means something. We could have done the same and you would probably never have checked. We would rather start the relationship without that in it.
What a new brokerage cannot offer is a decade of completions to point at. What it can offer is that you are not one of two hundred live files, that the person who picks up is the person who runs your case, and that our fee and our commission are on the table in writing before we approach anybody. Those are the four things below, and they are true from the first day rather than earned over five years.
Judge the first conversation. If we have not told you something useful about your own deal in twenty minutes, you have lost twenty minutes and nothing else.
